AUCTION LOCATION & TIME: Property 4101: The auction will be held onsite located along the north side of U.S. Highway 90 (0.5 miles east of Jeff Ates Road), Milton (Santa Rosa County) FL 32583 on Tuesday, October 13, 2015 at 2:00 P.M. CDT; Properties 4201-4203: The auction will be held at the Holiday Inn Biloxi, 1686 Beach Boulevard, Biloxi, MS 39531 on Wednesday, October 14, 2015 at 11:00 A.M. CDT.

TERMS FOR LIVE BIDDING: Pay 15% down of the purchase price at the auction. Balance will be paid in full at closing to be held on or before Friday, November 13, 2015. A copy of the sale contract may be reviewed prior to the auction by contacting the auctioneer.

TERMS FOR ONLINE BIDDING: A deposit of $10,000 in certified funds made payable to John Dixon & Associates or wire transfer to qualify. For wiring instructions, please contact K.J. The $10,000 deposit must be received by 4:00 p.m. EDT on Friday, October 9, 2015. Balance of 15% down must be sent within 24 hours. The successful online bidder will be notified immediately following the closing of the auction and emailed the sale contract. The executed contract shall be emailed to Shelly Todd (shelly@johndixon.com) or faxed to 770.425.4413. Should you fail to execute the Auction Real Estate Sales Contract and submit the balance of the earnest money JDA shall retain the $10,000 and pursue any other remedies available by law. AUCTIONEER’S AUTHORITY: The auctioneer shall make the sole and final decision as to the winning high bid amount. Acceptance by the online bidding platform does not necessarily constitute an accepted bid by the auctioneer.

BUYER’S PREMIUM: A 10% buyer’s premium will be added to the high bid. Example: For each $10,000, a 10% buyer’s premium of $1,000 will be added to arrive at the total purchase price of $11,000.

BROKER PARTICIPATION: A 2% commission of the high bid, before adding the buyer’s

premium, will be paid to any qualified licensed real estate broker in the state where the property is located whose prospect is the successful bidder at the auction and closes on the property. To qualify for a commission, the broker must first register the prospect by email or fax the prospect’s name and address on John Dixon & Associates’ broker registration form. The registration must include the signature of the prospective purchaser, the signature of the broker and the broker’s real estate license number.
